How to Hide a Property Address from Public Internet Sites in Matrix

If a seller wants to keep their property address off public websites and IDX feeds, you do not need any paperwork or forms. This is handled directly in the Matrix listing input form with a simple Yes/No field.

How to Hide the Address

  1. Open the listing in Matrix and go to the Showing tab.
  2. Find the field labeled "Display Property Address on internet sites."
  3. Set it to No.

That's it. The listing will still appear on public websites and IDX feeds — buyers can find it — but the address will not be displayed.

This Is Different from Opting Out of Internet Display

There are two separate options in Matrix, and they are not the same thing:

  • Hide the address only — Set "Display Property Address on internet sites" to No. The listing still shows online, just without the address. No paperwork required.
  • Remove the listing from the internet entirely — This is a full IDX/internet opt-out. The listing will not appear on any public website at all. This does require a signed Seller Opt-Out form, which must be kept on file for at least one year.

If your seller simply wants privacy around the address but is okay with the listing being visible online, use the address-only option. Only use the full opt-out if the seller wants the listing removed from all public internet display.
