Seller MLS Opt Out – What It Is and How to Get the Form

If a seller wants their property removed entirely from MLS Now and all public internet sites (IDX feeds, Zillow, Realtor.com, etc.), they can opt out of internet display by completing the Seller MLS Opt Out Form.

What Is a Seller Opt Out?

A seller opt out is the process of removing a listing from the MLS's internet data exchange (IDX) and all public-facing websites. This is different from simply hiding the property address — an opt out removes the entire listing from public view online.

This requires a signed form from the seller and must be kept on file by the broker for at least one year.

Steps to Complete a Seller Opt Out

  1. Have the seller sign the Seller MLS Opt Out Form (link above).
  2. Keep the signed form on file for a minimum of one year.
  3. In Matrix, update the listing's internet display settings to opt out of internet display.

Opt Out vs. Hiding the Address

  • Hide the address only — Set "Display Property Address on internet sites" to No in the Matrix Showing tab. No paperwork required. The listing still appears online, just without the address.
  • Full opt out — Removes the entire listing from all public websites and IDX feeds. Requires a signed Seller MLS Opt Out Form kept on file for at least one year.
