After Getting Listing Agreement Signed by Seller: Prepare Listing

  1. Enter Incoming Listing in Matrix
  2. Add Photos
    • Copy if same agent had listed before
  3. Add Supplements
    • Update supplements if anything changes while property is listed
  4. Check Listing & Mapping
  5. Complete Listing & Remarks (follow FHA guidelines)

Activate Listing

  1. Activate Listing within 2 business days of the List Date from the Exclusive paperwork
    • If there is public advertising, per NAR the deadline goes down to just 1 business
  2. Print Listing for your records
  3. Email Listing
  4. Search Listing – if errors (price/dates) send Listing Correction request to QA@MLSNow.com

Share Listing

  1. Share Listing
  2. Schedule Open Houses (Public, Broker, Live Stream)
  3. Check public websites – MLS shares to com, cleveland.com and brokers (your broker may share to more websites)
  4. Look at Hit Counters
  5. Use ListTrac to update Sellers on Hits for their property from many websites

Update Listing

After getting a request for a change from the seller, complete in MLS within 2 business days

  1. Reduce Price or Extend Listing
  2. Change Status
    • TOMK – (temp off market) enter an estimated date in Remarks as “BOM 6/1/21”
    • UCAS – (under contract) seller decides if they still want to ALLOW showings
    • UCNS – seller decides if they want NO showings
    • SOLD – complete within 14 days of recording date
    • WITHDRAWN – Broker decides if seller is Released or Not Released from agreement

Print Changes for your records
