ShowingTime: Is It Required, and How to Manage It on Your Listing

ShowingTime is the default showing service on all MLS Now listings, but it is not required. You can choose not to use ShowingTime to facilitate showings — the showing contact (whether that's you as the agent, or your seller) can handle scheduling directly instead.

There are a few different scenarios depending on what your client needs:

Option 1: Seller (Owner/Occupant) Wants to Receive Showing Notifications

If your seller just wants to receive confirmation texts or emails when showings are scheduled — but you still want to use ShowingTime — you do not need to turn ShowingTime off. Instead, add them as a contact directly in ShowingTime:

  1. Log in to ShowingTime and open the listing.
  2. In the Contacts section, click Add Owner/Occupant +.
  3. Enter their name, phone number, and/or email address.
  4. Check the boxes for how they should be notified: Text, Email, and/or Push notifications.
  5. Save your changes.

The owner/occupant will now receive showing notifications without disrupting the ShowingTime scheduling process for other agents.

Option 2: Turn Off ShowingTime on a Single Listing

If you prefer not to use ShowingTime at all for a specific listing, you can disable it in ShowingTime:

  1. Open the listing in ShowingTime.
  2. Locate the field "Allow showing agents to request appointments online".
  3. Change the value to No.

This removes the ShowingTime scheduling link from that listing in the MLS. Other agents will no longer see the option to request an appointment through ShowingTime for that property.

Option 3: Turn Off ShowingTime for All Your Listings (Profile Setting)

If you prefer to disable ShowingTime by default on all your listings, you can update this preference in your agent profile in Matrix. This way you won't have to change it listing by listing.

Important: Add Showing Instructions When Turning Off ShowingTime

Once ShowingTime is turned off, other agents will need to know how to schedule a showing. Make sure to add clear showing instructions directly on the listing so agents know who to contact and how to book an appointment.
