Section 5: Cooperation, Showings & Fair Housing

5.1 Cooperation

Participants must cooperate with all other Participants on an impartial basis in the best interests of their clients. Cooperation includes timely sharing of listing information, reasonable showing access consistent with seller instructions, and non-discriminatory access consistent with fair housing and safety considerations. Participants must provide immediate access to listed properties consistent with the seller's instructions.

5.2 Fair Housing

MLS Now prohibits any form of discrimination recognized by federal, state, or local law. Remarks and media must not express preferences or limitations prohibited by fair housing laws. MLS Now may remove content violating this policy and impose sanctions.

5.3 Refusal to Sell

If the seller(s) of any listed property filed with the MLS refuses to accept a written offer satisfying the terms and conditions stated in the listing, that fact may be transmitted immediately to the MLS for compliance purposes.

5.4 Physical Presence

A Participant or Subscriber must be physically present on the property at all times when providing access to a listed property unless the Seller has consented otherwise.

5.5 Lockboxes

If the lockbox or device requires additional information for access (e.g., "call listing agent for code"), the listing broker must respond promptly during customary hours. Members are prohibited from releasing lockbox codes without the written consent of the seller or the seller's authorized agent.
