Days on Market (DOM) vs. Cumulative Days on Market (CDOM) – What Resets and When

Overview

Two separate counters track how long a property has been on the market in MLS Now: Days on Market (DOM) and Cumulative Days on Market (CDOM). They behave differently, and understanding the difference is important when a listing expires or is withdrawn and re-entered.

Days on Market (DOM)

DOM always resets to 0 when a new listing is created — regardless of whether the previous listing expired or was withdrawn, and regardless of which agent or office enters the new listing. DOM is tied to the individual listing, not the property history.

Cumulative Days on Market (CDOM)

CDOM carries over from prior listing periods and does not reset unless the property has been off the market for at least 45 consecutive days. This applies whether the listing expired or was withdrawn — the 45-day clock is the same either way.

If a property is re-listed within 45 days, the new listing's CDOM will pick up where the previous listing left off.

If a property has been off the market for more than 45 days, CDOM resets to 0 along with DOM when the new listing is entered.

What About Third-Party Sites?

Sites like Zillow, OneHome, and others maintain their own independent listing date tracking. When a property is re-listed in MLS Now, these platforms will typically display the listing as new — for example, "1 day on Zillow" or "1 day on OneHome" — regardless of CDOM history in the MLS. This is controlled by the third-party platform, not MLS Now.

Common Scenario: Listing Expires, New Agent Re-Lists

If a listing agreement expires and a new agent re-lists the property:

  • DOM resets to 0 — the new listing starts fresh.
  • CDOM continues from where it left off, unless the property was off market for more than 45 days.
  • Third-party sites will show the property as a new listing.
