How to Search for Properties in Matrix

Overview

Matrix is MLS Now's primary search platform for finding active, pending, sold, and off-market listings. This guide walks you through the main search options available in Matrix so you can quickly find properties for your clients.

Accessing Property Search

Log in to Matrix at now.mlsmatrix.com, then click Search in the top navigation bar. You'll see several search types in the dropdown:

• Residential – Single-family homes, condos, and townhomes
• Multi-Family – Duplexes, triplexes, and apartment buildings
• Land – Vacant lots and acreage
• Commercial – Office, retail, and industrial properties
• Cross Property – Search across multiple property types at once

Running a Basic Search

1. Click Search > Residential (or your desired property type).
2. Enter your criteria in the search form:
   • Status – Active, Pending, Sold, Expired, etc.
   • Area / County / City / Zip – Geographic filters
   • Price Range – Minimum and maximum list price
   • Bedrooms / Bathrooms – Minimum counts
   • Square Footage – Interior living area range
3. Click Search (blue button) to run your search.

Map Search

To search by drawing a geographic area on a map:

1. From the search form, click the Map Search tab at the top.
2. Use the drawing tools to outline your target area — draw a rectangle, circle, or freehand polygon.
3. Apply any additional filters (price, beds, baths) in the panel on the left.
4. Click Search to see results within your drawn boundary.

Working with Search Results

After your search runs, you can:

• Sort results by price, days on market, list date, and more using the column headers.
• Switch views – Toggle between List, Grid (photo), and Map views using the icons in the top-right of the results panel.
• Open a listing – Click any listing to view the full detail sheet including photos, remarks, tax info, and history.
• Add to Cart – Check the box next to listings and click Add to Cart to collect them for a CMA or client email.

Saving a Search

You can save searches to reuse them or to set up auto-email alerts for clients:

1. Run your search and confirm the results look right.
2. Click Save at the top of the results page.
3. Give the search a name and choose whether to enable Auto Email to notify a contact when new matches appear.
4. Click Save to confirm.

Saved searches appear under My Matrix > Saved Searches.

Quick Search by MLS Number or Address

If you already know the MLS number or address, use the Quick Search bar at the top of any Matrix page. Type the MLS# or address and press Enter to jump directly to that listing.

Tips

• Use Cross Property Search when a client is open to different property types in the same area.
• The Additional Fields link on the search form reveals extra criteria like garage spaces, pool, waterfront, and more.
• Sold searches default to the last 6 months — expand the Sold Date range for older comparables.
