Finance & Financial Calculators in Matrix

Overview

Matrix includes a built-in Finance section with a suite of calculators to help you and your clients run real estate financial scenarios — from estimating mortgage payments to comparing renting vs. buying. These tools are available to all MLS Now members at no extra cost.

Accessing the Finance Section

Log in to Matrix at now.mlsmatrix.com and click Finance in the top navigation bar. You will see all available calculators listed in the left-hand menu.

Available Calculators

Mortgage Calculator

Estimate monthly principal and interest payments based on loan amount, interest rate, and term. Enter a purchase price, down payment, rate, and loan term to instantly see the estimated monthly payment.

Amortization Schedule

View a full month-by-month breakdown of a loan showing how each payment is split between principal and interest over the life of the loan.

Cash-Out Refinance

Calculate how much equity a homeowner could access through a cash-out refinance based on their current mortgage balance and home value.

Affordability Calculator

Determine how much home a buyer can afford based on their gross monthly income, debts, down payment, interest rate, and loan term. Useful for qualifying conversations with new buyer clients.

Loan Comparison

Compare up to three different loan scenarios side-by-side — helpful for presenting different financing options such as 15-year vs. 30-year, or different down payment amounts.

Rent vs. Buy Comparison

Show clients how renting compares to buying over a period of time. Factors in appreciation, tax benefits, opportunity cost, and monthly cash flow differences.

Seller's Net Proceeds

Estimate how much a seller will walk away with after paying off their mortgage, real estate commissions, closing costs, and other fees. Great for listing presentations.

Buyer's Closing Costs

Estimate a buyer's total out-of-pocket closing costs including loan fees, title insurance, prepaid items, and other typical charges.

Mortgage Rates

View current market mortgage rate benchmarks to use as a reference when filling in the other calculators.

Property-Specific Insights

When viewing a listing, access property-specific financial insights that pull the listing's price and details directly into financial calculations — no manual entry needed.

  • These calculators are for estimate purposes only — always refer clients to their lender for accurate loan quotes.
  • The Seller's Net Proceeds tool is particularly useful during listing appointments to give sellers a realistic picture of their proceeds.
  • Use Rent vs. Buy to help hesitant buyers visualize the long-term value of purchasing.
  • Results can be printed or saved as PDFs directly from the calculator screens.
